What Happens to Your Mortgage When You Sell Your Home

As the time to sell your home approaches, an important question naturally arises: What will you do about your current mortgage?

You might be tempted to simply transfer the mortgage to the buyer along with the house. At first glance, that sounds logical. The loan continues, and you don’t have to worry about early repayment. But in practice, this step is often more complicated than you might think.

Why a mortgage isn't easily transferable

A mortgage isn’t a contract you can just pass on to anyone. It’s based on your personal financial situation. The bank has carefully reviewed your income, your assets, and your ability to make payments. The loan was approved and the terms were set based on this information. Your interest rate is also tailored to your creditworthiness.

If the mortgage is to be transferred to the buyer, the bank must approve it. The bank will review the buyer’s financial situation just as carefully as it did yours. The terms may change if the buyer’s risk profile is assessed differently. This can affect the interest rate, monthly payment, and total cost.

Does the existing financing even suit the buyer?

In addition to the bank’s approval, another question arises: Does the buyer even want to take over your mortgage? Perhaps they’re planning to use more or less of their own funds. They might prefer a different term or financing model. The remaining balance and the length of the fixed-rate period also play a role.

It is not uncommon for buyers to opt for new financing that better suits their individual circumstances. In many cases, it is more transparent and flexible to close out your mortgage and let the buyer arrange their own financing.

In principle, a transfer is possible, but it requires the bank’s approval and clear coordination among all parties involved. Whether this is the best solution for you depends largely on your personal situation, the term of your mortgage, and the terms of the sale.
